How to set the mood… with lighting!

 

I’m sure that we’ve all heard the old adage, “Less is more.”  When discussing staging a house to sell, that’s true.  But when we talk specifically about lighting and how that impacts the staging, sometimes more is more.

All homes are unique, designed with different shapes, windows, skylights, and exterior landscaping that all have an impact on the amount of natural light the home not only gets but allows inside.  If you don’t have an abundance of natural light to work with, here are a few tips or options to think about to get the best bang for your buck and ensure your home shines bright for any potential buyers.

  • High-efficiency LED lights – These lights generally now come with color temperature switches that let you change from a warm amber color (in the 2700K range) to a bright blue/white (in the 5000K range). This lets you be flexible with your color selection throughout the house while maintaining a common style theme throughout.  They’re also super energy efficient!
  • Swag Lights – With the Mid-Mod design return in full swing, you can add a quick pop of color and brightness with these easy-to-hang lighting fixtures. Depending on your style and home layout, these could even become a focal point to your décor aesthetic.
  • Pendant Lights – These lighting features are at home in the kitchen, den, or dining room. For a quick touch of modern and contemporary, hang these lights about 30-36 inches above your kitchen countertops.
  • Arc Floor Lamps – Nothing says statement piece quite like an arcing floor lamp over a leather recliner. Placed strategically in a hidden corner, these lamps will bring out the secret, and make it front and center.
  • Do a Shade Swap – You can take your existing table lamps, and switch out the shades to create a new design piece or color palate. The limit is your imagination (or your threshold for color experimentation)!
  • Don’t Forget the Hallways – By adding or replacing hallway sconces, you can continue the lighting theme throughout the house; Illuminating those pathways in between rooms.
  • Outdoor Lighting – Keep in mind any front/back door wall lighting as well as any garage door sconces that may be present. You can match these to the interior lighting fixtures and truly create a seamless experience.
